Section 20
ExtraCare is planning to procure contracts for the delivery of maintenance services across the following locations:
- Lovat Fields Village
- Shenley Wood Village
- Sunley Court
- Rosewood Court
- Wixams Village
- Hughenden Village
These services include responsive repairs, planned maintenance, mechanical and electrical servicing, and other building maintenance activities. As some residents contribute towards the cost of these services through service charges, the law requires ExtraCare to consult leaseholders and relevant service charge payers before entering into long-term agreements. This process is known as a Section 20 consultation.
The purpose of the consultation is to provide information about the proposed services and allow residents the opportunity to review the proposals and submit observations before contracts are awarded.
The consultation may involve up to three stages.
- Stage 1 – Notice of Intention: ExtraCare issues a notice explaining our intention to enter into a long-term agreement for maintenance services. Residents are invited to review the information and submit written observations.
- Stage 2 – Notice of Proposal: Following the tender process, a second notice is issued summarising the tenders received and the contractor that ExtraCare intends to appoint. Residents again have the opportunity to submit observations.
- Stage 3 – Notice of Reasons (if required): If ExtraCare decides to appoint a contractor that was not nominated by leaseholders or is not the lowest tender, a further notice may be issued explaining the reasons for the decision.
Residents can submit observations or queries during the consultation period using the contact details provided in the consultation notice.
